How to make a real estate listing video in Canva

1. Confirm Canva fits the production job

Canva is a hands-on design and editing path. Its current real estate video templates let users replace template media, add property information, animate elements, and edit uploaded clips. That can be a practical fit for an agent who already maintains brand designs in Canva and wants direct control over every page. The agent still owns the story and the assembly.

2. Prepare one approved source packet

Canva's intellectual property policy says users should upload only content they created or have permission to use. The fact that a property photo appears on an MLS or portal does not by itself settle whether you may upload, animate, combine, advertise, or reuse it. 3. Choose the primary frame, runtime, and scene budget

4. Start from a blank video or a suitable Canva template

A template is useful only when its structure already resembles the video you need. Count its media placeholders, inspect the frame, play the complete example, and compare its text and transitions with the scene plan. If most pages need to be removed or rebuilt, start with a blank video design and one restrained layout system.

  1. Create the primary video size. Name the design with the property, destination, aspect ratio, and version.
  2. Duplicate before adapting. Keep the untouched starting template or baseline design available for comparison.
  3. Delete every sample asset. Remove stock homes, placeholder addresses, prices, logos, people, maps, and calls to action.
  4. Upload only approved working copies. Preserve original files and the licensed delivery folder elsewhere.
  5. Place the planned photos in rough order. Do not polish animation until the silent property route works.
  6. Use a small style system. Choose the approved type, colors, logo treatment, and text positions once.

5. Build the property route before styling the scenes

Play the design with no text and simple cuts. A viewer should be able to tell why the next room follows the current one. Sequence by a coherent property route or by a focused feature story; do not alternate unrelated interiors merely because their colors look similar.

6. Add restrained movement and transitions

Motion should help a viewer inspect the existing frame. A slow crop toward a fireplace, a small pan across a wide exterior, or a cut between related views can work. Movement that reveals space outside the photo, bends straight lines, invents depth, or implies a room connection the source does not show changes the property evidence.

Use one or two transition families across the complete video. A different effect on every page makes the template visible and the property harder to follow. Preview the motion at the final frame size, because an acceptable desktop crop can remove the important feature on a vertical phone screen.

7. Add only the text the scene needs

The photos should carry the property story. Text should identify the listing, clarify a visible feature, or provide the current next step—not reproduce the public remarks line by line. Build from a dated fact source, then review spelling, units, punctuation, required identity, and safe placement in the rendered video.

8. Handle music, voiceover, and captions as separate layers

Music availability inside an editor is not the same as permission for a commercial property campaign everywhere it will travel. Before choosing a track, decide whether the video will be posted organically, used in an ad, uploaded to a property page, delivered to a client, syndicated, or reused after the listing. Then inspect the exact track and current terms.

Canva's current Content License Agreement and Popular Music License Agreement distinguish content and music categories. Canva says Popular Music marked for personal use is not permitted for commercial or promotional use. A listing video promotes property and agent services, so do not use a track labeled for personal use only. Recheck the source information and live terms at export; retain the license evidence with the project.

9. Review the exported render, not just the Canva editor

The design view does not prove that the downloaded file is ready. Export the intended video format, open the actual file, and watch it from beginning to end on a phone and a larger screen. Then upload a draft to the real destination and inspect the platform's crop, compression, controls, captions, thumbnail, and surrounding copy.

10. Create the next version and a reusable system

Duplicate the approved master before creating another aspect ratio. Recompose every scene, shorten the story if the destination job changes, reposition text, and review the new render as its own file. Do not rely on automatic resizing to make editorial decisions.

After the first listing, save only the stable system: approved brand styles, blank page layouts, naming, review checklist, source-packet template, and export record.
