Real estate video size chart
| Destination | Working frame | Useful role | Watch for |
|---|---|---|---|
| Instagram Reels | 9:16 · 1080 × 1920 | Full-screen listing short or event reminder | Interface overlays, cover crop, text near edges |
| TikTok | 9:16 · 1080 × 1920 | Vertical property or agent explainer | UI-safe composition, licensed audio, readable captions |
| YouTube Shorts | 9:16 · 1080 × 1920 | Searchable short property hook or answer | Shorts classification, music claims, complete CTA |
| Standard YouTube | 16:9 · 1920 × 1080 | Full property overview or longer explanation | Thumbnail, title, description, no baked-in black bars |
| Property or brokerage page | Usually 16:9 · 1920 × 1080 | Primary listing video near current property details | Player behavior, page speed, captions, poster image |
| MLS or syndication | Local requirements control | Unbranded tour link or approved media field | Branding, hosting, link, file, audio, and content rules |
| Email or CRM | Linked thumbnail or lightweight preview | Send viewers to the current property destination | Attachment size and inconsistent inline playback |
The dimensions above are editing masters that make delivery predictable. A platform may accept a broader range. For example, Instagram's current help page accepts Reel aspect ratios from 1.91:1 through 9:16 and specifies at least 30 frames per second and 720-pixel resolution. A full-screen 9:16, 1080 × 1920 export is therefore a practical production choice—not Instagram's only accepted file. See the current Instagram Reel size and aspect-ratio guidance.
Aspect ratio, resolution, and orientation are different
- Aspect ratio describes the shape of the frame. A 9:16 frame is tall; a 16:9 frame is wide.
- Resolution is the pixel count. Both 1080 × 1920 and 720 × 1280 are 9:16, but the first contains more pixels.
- Orientation is the practical direction—vertical, horizontal, or square.
- Safe composition is the portion that remains readable after interface elements and placement crops are considered.
| Canvas | Pixel example | Useful for |
|---|---|---|
| 9:16 vertical | 1080 × 1920 | Reels, TikTok, Shorts, Stories-style placements |
| 16:9 horizontal | 1920 × 1080 | Standard YouTube, property pages, presentations |
| 4:5 portrait | 1080 × 1350 | Feed-first placements when the campaign calls for them |
| 1:1 square | 1080 × 1080 | Reusable feed or library assets where square is intentional |
Do not upscale a small, soft source just to hit a larger pixel count. Start with the best approved source available, preserve its native frame rate, and inspect the platform's processed version after upload. More pixels cannot restore detail that the source never had.
A vertical listing video is not just a center crop
A 16:9 room image is 1.78 times as wide as it is tall; a 9:16 frame is 0.56 times as wide. Filling a vertical canvas from a horizontal source removes much of the left and right sides. The loss is especially visible in kitchens, great rooms, exterior elevations, and floor plans.
Use one of four intentional reframing methods
- Reposition the crop scene by scene. Follow the architectural subject rather than locking every image to center.
- Use a controlled pan. Move across the horizontal source slowly enough to preserve orientation and avoid showing the same feature twice.
- Use a designed background. Keep the full horizontal image visible over a restrained blurred or branded field when cropping would remove essential context.
- Choose a different source. A tighter detail or naturally vertical composition may tell the scene better than rescuing a wide room.
Reposition titles, captions, fact labels, logos, and disclosures after the crop. Text that was safe in the lower corner of a horizontal master may sit under a vertical player control. Preview candidate media in the free social media safe-zone checker. Interface layouts change, so treat guides as conservative review aids rather than permanent platform specifications.
Protect property accuracy while reframing
- Do not stretch the frame to make a room fit.
- Do not use generative expansion that invents architecture, finishes, views, landscaping, fixtures, or furniture.
- Keep before-and-after or virtually staged media clearly labeled as required.
- Make sure animated movement does not imply a continuous path through unrelated photos.
- Check that room labels and narration still match the visible crop.
- Review the final uploaded playback, not only the editing canvas.
How long should a real estate video be?
Choose runtime by viewer task, not by an alleged universal ideal. A reminder only needs to communicate the property, event, date, and action. A property overview needs enough time to establish a coherent route. A detailed tour or educational explanation may need longer. Use the dedicated real estate video length guide to build a scene budget, timed structure, and measurement plan.
| Video job | Planning range | Editing test |
|---|---|---|
| Feature teaser or event reminder | About 15–30 seconds | Can the viewer understand the property context and next action once? |
| Short listing overview | About 30–60 seconds | Does each scene add a new, verified part of the story? |
| Full property or agent-guided video | About 60–120 seconds | Would removing a section make the property or explanation materially less clear? |
| Detailed tour or educational video | As long as the complete task requires | Are chapters, pacing, and the destination appropriate for deliberate viewing? |
YouTube currently categorizes square or vertical uploads up to three minutes as Shorts for standard channels when they meet its date rules. Shorts over one minute with an active Content ID claim are blocked globally, so music licensing needs extra attention. Verify the current details on YouTube's three-minute Shorts help page, then use the music for real estate videos guide to document the track and permitted placements.
Runtime limits are ceilings, not editorial targets. The script and visuals should end when the promised job is complete. The real estate video script template includes timed structures for planning narration.
Reliable export defaults
If a destination or vendor gives exact specifications, use them. When no stricter delivery sheet exists, the following settings are practical starting points for web delivery:
Container: MP4
Video codec: H.264
Audio codec: AAC
Color: SDR / Rec. 709 unless the complete workflow is managed for HDR
Frame rate: preserve the source frame rate; do not resample without a reason
Scanning: progressive
Audio: stereo, normalized and reviewed on a phone speaker
Captions: corrected burned-in captions and/or a sidecar file as the destination supports
YouTube's official guidance recommends the native aspect ratio without added letterboxing, identifies 16:9 as its standard computer-player ratio, and lists 1920 × 1080 as the 1080p frame. Its upload guidance also documents H.264 video with AAC audio for MPEG-4 delivery. Review the current resolution and aspect-ratio guide and recommended upload settings before a critical export.
Do not bake black bars into the master
Upload the native frame when the destination supports it. YouTube specifically advises against adding padding or black bars because its player adapts to the source and device. If a campaign intentionally uses a designed frame, treat it as a creative layout with purposeful background, text, and subject placement—not accidental empty bars.
Destination-by-destination notes
Instagram Reels
- Compose for 9:16 when full-screen vertical viewing is the goal.
- Keep essential property facts and the CTA away from the top, bottom, and right-side interface regions.
- Select and review the cover separately; its crop can differ from playback.
- Turn on the platform's highest-quality upload option when appropriate and review the processed Reel.
- Check the official help page again because accepted sizes and product behavior can change.
TikTok
- Use a 9:16 composition for the native full-screen experience.
- Make the first frame understandable before a viewer has read the caption.
- Design captions and property labels around the interface, not at the extreme edges.
- Confirm music and commercial-use rights for the account and placement.
- Review TikTok for Business's current creative best practices when paid distribution is planned.
YouTube Shorts
- Use a square or vertical source that meets the current Shorts classification.
- Give the Short a complete title, accurate description, and one relevant destination.
- Do not assume music cleared elsewhere is cleared for a longer Short.
- Use a self-contained closing; the viewer may never see the standard watch page.
Standard YouTube and property pages
- Use the horizontal master when room width and a deliberate property overview matter.
- Provide a readable poster image and captions; do not depend on autoplay with sound.
- Keep the current property details and lead route on the destination page, not only inside the video.
- Test mobile playback, loading behavior, controls, and the video's end state.
MLS and syndication
There is no single MLS video specification. Confirm the local system's current rules for branded and unbranded media, virtual-tour links, hosting domains, audio, agent appearances, disclosures, file types, and fields. Prepare a distinct unbranded export when required; covering a logo after export is not the same as approving a clean version.
Email and CRM
Use a compelling thumbnail or lightweight preview linked to the current property page or approved video host. Large attachments and embedded players behave inconsistently across clients. Include useful property context and the action as live text in the message so the email still works if the image is blocked.
Prepare a six-file listing-video package
- Clean horizontal master: high-quality archive without platform UI or accidental bars.
- Horizontal branded delivery: approved 16:9 file for property and agent-controlled channels.
- Horizontal unbranded delivery: only when the local distribution workflow calls for it.
- Vertical branded delivery: purpose-built 9:16 edit with repositioned scenes and text.
- Vertical clean delivery: reusable version without platform-specific stickers or music.
- Accessibility and publishing assets: corrected captions, poster or cover images, copy, CTA, and source links.

Include the approval status in the filename or asset system so an old draft does not become the upload source. Store the property status and review date beside the campaign, because a technically perfect video can still become inaccurate.
Final export quality-control checklist
- The frame matches the intended destination and the subject remains visible in every scene.
- No image is stretched, unintentionally letterboxed, soft from avoidable upscaling, or cropped past the important feature.
- Address, price, status, dates, property facts, narration, and labels match the current approved listing.
- Generated motion and reframing have not changed or invented property details.
- Captions are corrected and synchronized; text remains readable on a phone.
- Logos, required disclosures, and unbranded versions match the actual distribution rules.
- Music, voice, photos, footage, graphics, and fonts are cleared for every planned placement.
- Audio is clear without clipping and the message remains understandable with sound off.
- The poster or cover crop works in its actual display context.
- The uploaded, processed file has been watched from beginning to end on mobile and desktop where relevant.
- The CTA and destination are current, tested, and owned by someone responsible for follow-up.
- The campaign has a review date for price, status, event, or availability changes.
Once the export package passes review, use the real estate video marketing checklist to publish in a deliberate order and measure qualified actions alongside viewing behavior.
Common questions
What is the best size for a real estate Reel?
A 9:16, 1080 × 1920 master is a practical full-screen production choice. Instagram currently accepts a wider range of Reel ratios, so 9:16 is not the only valid upload. Keep important architecture and text clear of interface overlays and verify the current help page.
Can one real estate video work for YouTube and Instagram?
One approved story and source timeline can support both, but export a 16:9 version for standard YouTube or a property page and a separately composed 9:16 version for Reels or Shorts. Automatic center cropping often removes room context, labels, and CTAs.
Does a listing video need 4K?
Not always. Delivery requirements, source quality, crop needs, device viewing, processing, storage, and plan features should drive the choice. A well-composed 1080p export from strong source media can be more useful than a 4K file created by upscaling a weak source.
