Facebook Reels for real estate agents: publish one useful property story

Short answer: give the Facebook Reel one job, use a clean vertical property edit, publish it from the authorized Page or profile, write the caption from current listing facts, and link to one working destination. Record the exact post, version, owner, and change triggers so a price, status, event, contact, or rights change does not leave stale marketing live.

1. Understand Facebook's current video direction

Meta's current Facebook Help Center says the Videos tab was renamed the Reels tab in June 2025 and that Facebook is moving posted videos into Reels. It also says Reels can use any length or orientation after that change reaches the account. That platform direction does not make every source file interchangeable. A vertical Reel, a horizontal property-page film, a clean MLS-facing version, and a paid ad are separate deliverables even when they share scenes. Keep a clean master so the team can adapt it without downloading a watermarked or already-captioned social copy.

2. Choose one viewer and one job

“Get views” is not a property-marketing brief. Decide who should understand what after the Reel and what current action should follow. The answer determines the opening, source selection, runtime, caption, destination, and measurement.

A viewer outside the property's likely audience may still see the post. Avoid language that implies the video is a complete disclosure or a substitute for current listing information. The linked destination should carry the fuller facts, media, contact route, and status.

3. Choose the publishing identity and placements

Decide whether the Reel belongs on an agent profile, brokerage Page, team Page, or another authorized identity. Record who owns access, who approves property advertising, who answers comments and messages, and who can edit or remove the post later. Do not let a contractor's personal login become the only path to a live listing asset.

A group is a community with its own purpose and rules, not free distribution inventory. Confirm that a listing post is allowed, identify the agent and relationship accurately, and respond through the permitted route. Repeatedly dropping the same property link into unrelated groups is not a publishing strategy.

4. Build a six-scene property story

Start with the approved source media rather than a trend. Use footage when true movement is important. Use listing photos when they already establish the property story and another visit is unnecessary. Generated movement must remain faithful to every source frame.

5. Prepare the complete publishing package

The exported video is only one part of the post. Prepare the cover, captions, post copy, destination, identity, and fallback together so each element makes the same promise.

Meta's Reels ad guidance favors vertical creative with key elements in the safe zone for that paid placement. Use the current Meta Reels guidance as a production check, but treat an organic Reel and an ad as different campaigns. A clean vertical master makes both easier to prepare without assuming identical copy or permissions.

6. Review rights, accuracy, and accessibility

Run the completed post against the original property sources. For REALTORS®, NAR's 2026 Code of Ethics says the true-picture obligation for public representations includes internet content and images. Review the current Code and Standards of Practice, plus the brokerage, MLS, state, advertising, fair-housing, privacy, and platform rules that govern the actual post.

7. Publish, respond, and measure

Publish when the listing destination is current and the response owner is available. Open the live Reel from another device or account, play it with and without sound, follow the link, and confirm the Page or profile identity. If it was cross-posted, inspect each live version separately.

Use tagged links when the destination supports them, but do not force a single-touch claim. Record which property, post, account, date, and video version generated the visit so the campaign can be compared with email, property-page, and other social distribution.

8. Maintain or retire the property post

A Facebook Reel can keep circulating after the listing changes. Decide the response before launch: update surrounding copy where the interface permits, add a clear current-status comment when appropriate, replace the destination, or remove the post when the old promise cannot be corrected safely.

A Facebook Reel can be useful when the agent has an active audience or distribution plan on Facebook and the video completes one property task. What should a real estate Facebook Reel include?
