1. Confirm the price before announcing it

Do not turn a pricing discussion into public marketing. Use the responsible seller, brokerage, listing-agreement, and MLS process to authorize and enter the change. Record the current price, effective condition, public status, and approval owner before scheduling social posts, video, email, print, or agent outreach.

2. Choose the audience and second-look job

“Announce the new price” is only the event. Decide whose next action matters. A previous viewer may need a concise reason to reconsider. An active buyer may need the current property page. A local agent may need a factual update and showing route. A public social audience may first need enough property evidence to understand why the listing deserves another look.

Do not describe an audience by protected characteristics or use targeting choices that conflict with fair-housing requirements. Keep the public story property-first and route the complete post, visual, destination, ad settings if any, response, and comments through the responsible review.

3. Create one approved price-update record

Build every version from one record. This prevents the graphic from showing one price, the post copy another, the video a third, and the link an outdated fourth. Preserve the prior value for internal change control without automatically displaying it in public.

5. Adapt agent-network and previous-viewer messages

A direct message or agent-network update has a narrower audience than a public post, but it is still a recordable marketing communication. Use only authorized listing details, follow the responsible contact and advertising process, and avoid revealing seller motivation or private pricing discussions.

Do not claim the new price resolves a viewer's concern unless that person said price was the concern. Do not reveal who else visited, what another party said, or why the seller authorized the change. Keep feedback and seller decisions in the approved private record.

6. Build the visual, carousel, Story, or video

The visual should show the actual property before it behaves like a decorative price badge. Choose current, licensed media that still represents the listing. If the prior campaign was weak because the lead image or route did not explain the home, repeating it with a new number does not fix the presentation problem.

8. Review, publish, respond, and maintain

Review the complete experience, not only the caption. The property image, price graphic, video, music, subtitles, alt text, link preview, landing page, form, agent identity, comments, and reply all contribute to the advertising message. Assign a real person to questions and another change to the listing.

What should a real estate price reduction post say?

State the current approved price, identify the property as permitted, show one or two still-relevant features, and give the reader a current action such as viewing the property page or requesting a showing. Mention the prior price only when approved and useful, and never invent a reason for the change.

Should an agent say price reduction, price improvement, or new price?

Use language that is truthful and immediately understandable in the destination. “New price” is concise; “price reduced” states the change directly; “price improvement” may sound promotional and should not obscure what happened. Should a price reduction post show the old price?
